Our Tile & Grout Cleaning Process

* Inspect floor or area to be cleaned to identify potential problems
* Apply an alkaline-based cleaning solution to loosen dirt and other contaminants.
* Scrub the individual grout lines and the tiled surface.
* Utilizing a professional system designed specifically for cleaning tile and grout, rinse the surface and extract the residue utilizing high-pressure and hot water in just one-step.
* If the surface will not be color sealed, repeat Steps 2, 3, & 4 using a low Ph restorative cleaning solution.
* Dry surface by removing any remaining water on the surface and employing high powered fans if possible.
* Apply the selected sealer – Color Sealer or a penetrating sealer – to the surface.

Restoring & Protecting Your Grout
There are two methods used to protect your grout and to make ongoing maintenance more effective. These are Color Sealing and Penetrating Sealing.

Color Sealing

Color Sealing provides the highest degree of stain protection and greatly reduces the maintenance required to keep tiled areas looking clean and fresh. Spills are easily wiped away. With regular mopping, your tile will look great for years to come!

Penetrating Sealing

A penetrating sealer helps protect grout by closing the pores of the grout to prevent soil and staining liquids from being absorbed. However, unlike color seal, a penetrating sealer does not provide a protective barrier which allows the surface of the grout to again become soiled. A penetrating sealer also breaks down over time and allows soil and staining liquids to be absorbed.

The benefit of a penetrating sealer is that follow-on professional cleanings are more effective.

Do's and Don'ts Of Ceramic Tile & Grout Care
After your grout has been cleaned and sealed, following these simple Do’s and Don’ts to keep your tiled areas looking as good as they do right now.

Do follow the All Bright Cleaning Guidelines for Tile & Grout Care

Do use only the tile and grout cleaner supplied by All Bright Cleaning.

Do immediately clean up any spills.

Do contact All Bright Cleaning for periodic and regular maintenance of your tile and grout.

Don’t use vinegar and water for cleaning grout. Vinegar is acidic and will cause the sealer sealant to deteriorate. Prolonged use can also cause damage to the grout.

Don’t use bleach on a tile and grout surface. It is acidic, corrosive and toxic and has the same effect on tile and grout as vinegar.

Don’t clean the surface of tile with abrasive cleaning powders. They can scratch the tile and wear down glazed and unglazed surfaces prematurely.

Don’t use steel wool on tile – this is another way to scratch the tile surface.

A. Sealing your grout is the only way to protect your investment from water-based and oil-based stains. A sealer prevents a spill from penetrating into the porous surface of the floor, and gives you time to clean it up.

Q. How does a sealer protect my floor?

A. The sealer is absorbed by the pores of the grout. It fills the “nooks and crannies” so that wet soil and staining liquids cannot get below the surface, and soil sits on the surface until it is swept or wiped away.

Q. How is a sealer applied?

A. First, the floor is professionally cleaned. Then, the sealer is applied allowed to soak into the grout. Finally, any excess sealer is buffed from the surface.

Q. Is a sealer expensive?

A. Sealing grout actually SAVES money by making follow-on cleaning more effective and reducing the likelihood of replacing the grout.

Q. Why is it necessary for a professional to apply sealer? Can’t I do it myself?

A. Professionals have the training, experience, tools, and a wide variety of sealers for all types of natural stone, tiles, and grout. Improper sealing can leave a sticky residue on the surface of the floor that is difficult, if not impossible, to remove.

Q. Do you have different sealers to choose from?

Q. Does a sealer alter the appearance of my grout?

A. A penetrating sealer will not alter the appearance of the grout. However, we also offer color sealing for interior surfaces that, depending on the color you have chosen, can change the appearance of grout.

Q. Why Haven’t I Heard Of Color Sealing?

A. There are a number of reasons.

  • Plain and simple, color-sealing is hard work. Most companies don’t to invest the time and precision work required for color sealing and therefore don’t offer the service.
  • Another reason is that many companies are like you, they haven’t heard of color sealing either! At All Bright Cleaning, we are constantly educating ourselves and exploring new ways to ensure our clients have available to them the services required to maintain a home.
  • We also believe some cleaning companies don’t offer color sealing services because they are afraid you won’t be calling them back as often if they color-seal. At All Bright Cleaning, we believe in providing our clients with the best product on the market…period!

Q. Is Color Sealing Expensive?

A. Color Sealing is more expensive the sealing grout with a penetrating sealing. The product itself and more expensive and the application process is time consuming. However, it lasts much longer than a penetrating sealer and makes your tile surface look new again.

Color sealing is also much LESS EXPENSIVE the replacing tile and grout; roughly 1/3 the cost. Not to mention that color sealing is completed without displacing your family and without a making a mess of your home.

Q. How should I maintain my sealed floor?

A. We provide you with a top of the line cleaner to get you started off on the right foot. We will also provide you with Care & Maintenance Guidelines. It is important to use the correct cleaning solution as the wrong type can actually break down the sealer and render it useless.

Q. Will my floor ever have to be professionally cleaned and sealed again?

A. Yes. We can provide periodic maintenance cleaning and to keep your tile surfaces looking their best. The frequency will depend on the amount of traffic on them, frequency of spills, etc. Sealers make maintaining your floors much easier and more effective, yet not maintenance free.
